By virtue of an Order of Sale No. CV2020 12 3496to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 22ND DAY

OF OCTOBER, A.D., 2021

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio and described as follows, to-wit:

And known as being all of Lot Number 21 in the Miller and Howe's Allotment as recorded in Plat Book 8, Page 20 of Summit County Records, excepting and reserving that part of said lot deeded to James A. Baker by deed recorded in Volume 416, Page 228 of Summit County Records and bounded and described as follows:

Beginning at the East line of said lot and 40 feet South from the Northeast corner of said lot; thence Westerly and parallel with the North line of said lot to the East line of Portage Path and the Westerly line of said lot to the Southeast corner of said lot; thence North along the East line of said lot to the place of beginning.

Property appraised at: Sixty-six Thousand Dollars ($66,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 5th day of November, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
