By virtue of an Order of Sale No. CV2019 05 1801to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Situated in the City of Akron, County of Summit and State of Ohio, further described as follows:

Being part of the East 1/2 of Lot Number Eighteen (18) in Block 34 in King's Addition to the town plat of Akron, as numbered and surveyed by H. Paul, Surveyor, the plat being recorded in Plat Book 1, Page 80, Summit County Ohio Records of Plats and being described as follows:

Beginning at the Northeast corner of said Lot Number 18; thence South along the East line of said Lot No. 18, 50.25 feet to a stake and being the Northeast corner of Herman Belair and wife's lot; thence West along the North line of Mr. and Mrs. Herman Belair's lot 100 feet to a point; thence North parallel with the East line of said Lot No. 18, 50.25 feet to a point; thence East along the North line of said Lot No. 18 to the Northeast corner of said Lot No. 18 and being the place of beginning, reserving a strip of land 10 feet wide off the North side of the property herein conveyed for driveway purposes, the cost of constructing and maintaining the driveway over said strip of land to be borne equally by the Grantor and Grantee named in a previous conveyance of said promises to which reference is made, their heirs, executors, administrators, successors or assigns. Property appraised at: Twenty-seven Thousand Dollars ($27,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 12th day of November, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
