By virtue of an Order of Sale No. CV2019 09 3543to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Known as being a part of lot No. 20, W.P.P., and more fully described as follows:

Beginning at an iron pipe at the most Northerly corner of Lot No. 29 of Arthur's West Hill Acres as recorded in Plat Book 40, Pages 32, 33 and 34 and on the Southeasterly line of Stimson St. and thence along said street line and curving to the left on a curved line having a radius of 725.0 feet (chart N. 49 deg. 39" 28" E., 13830 feet), a distance of 138.51 feet to an iron pipe; thence along a line which is at right angles to the East line of said Lot No. 92, South 88 deg. 53' East, 1214.36 feet to an iron pipe; thence South 62 deg. 48' 02" East, 55.86 feet to an iron pipe; thence South 13 deg. 17' 07" East, 112.09 feet to an iron pipe which is N. 13 deg. 17' 07" W., 301.26 feet form the Northwest corner of Lot No. 88 in said Arthur's West Hill Acres; thence North 88 deg. 53' West, 1396.05 feet to the East line of said Lot No. 92 (an iron pipe is S. 88 deg. 53' E., 50.0 feet from this point); thence along the East line of said Lot No. 92, North 1 deg. 07' East, 41.57 feet to the place of beginning and containing 4.093 acres of land as surveyed in August, 1944 by Gehres & Kingsley, Surveyors, but subject to all legal highways. Reserving from the above described premises, a parallel strip of land 50 feet in width off the West side thereof to be used in common with others for street purposes only. Building set back 50 feet.

Property appraised at: Seventy-eight Thousand Dollars ($78,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 12th day of November, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
