By virtue of an Order of Sale No. CV2018 04 1505 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

PARCEL ONE:

Situated in the County of Summit, State of Ohio and in the City of Akron, to wit:

And known as being Sublot No. 41 in the City Realty Company's Woodlawn Allotment of parts of Lot No. 4 in Tract 3 and a part of Tract 2 in said township as shown by the recorded plat of said allotment in Vol. 11 of Maps at Pages 16 and 17 of Summit County Records. Said sublot has a frontage of 50 feet on Westerly side of Mount Vernon Avenue and is 110 feet deep in the Southerly line and 50 feet wide in the rear. The above described premises are also described as follows:

Situated in the City of Akron, County of Summit and State of Ohio and known as being Lot Number Forty-one (41) of the City Realty Company's Woodlawn Allotment in Plat Book 11, Pages 16 and 17 of Summit County Records.

Situated in the City of Akron, County of Summit and State of Ohio and known as being the South twenty-five (25) feet, front and rear of Lot Number Forty-two (42) of the City Realty Company's Woodlawn Allotment, as recorded in Plat Book 11, Pages 16 and 17 of Summit County Records.

Deed Reference Number: Dated August 28, 2003, filed September 2, 2003, recorded as Instrument Number 54935488, Summit County, Ohio records.

 

Property located at: 1212 Mount Vernon Avenue, Akron, OH 44310.

Property appraised at: Fifty-one Thousand Dollars ($51,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 28th day of September, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
