By virtue of an Order of Sale No. CV2021 11 3546 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 1ST DAY

OF JULY, A.D., 2022

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And known as being a part of Original Lot 92 and is bounded and described as follows:

Beginning at a point in the East line of said Original Lot 92 and in the centerline of the Hametown Road, South 1 deg. West 2 distance of 1224.91 feet from the Northeast corner of said Original Lot 92; thence South 2 deg. West along the East line of said Original Lot 92 and the centerline of said road a distance of 90 feet to a point; thence North 89 deg. West a distance of 278.44 feet to a point; thence North 1 deg. East, a distance of 90 feet to a point; thence South 89 deg. East a distance of 278.44 feet to the place of origin and contains 0.5752 of land. Be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Five Thousand Dollars ($105,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

https://summit.sheriffsaleauction.ohio.gov on the 15th day of July, 2022. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
