By virtue of an Order of Sale No. CV2021 07 2260 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 8TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

The land referred to in this policy is situated in the Village of Akron, County of Summit, State of OH, and is described as follows:

Situated in the Akron, County of Summit and State of OH.

Situated in the City of Akron, County of Summit and State of Ohio and known as being Lot Number Forty-one (41) in the Upper Arlington Allotment, as recorded in Plat Book 31, Pages 32, 33, 34 and 35 of the record of plats of Summit County, Ohio.

Being known as 966 Eva Ave., Akron, OH 44306

Being the same premises conveyed from estate of Daniel J. Akers, deceased to Sandra K. Akers, as to an undivided one-half interest in a deed dated 09/22/1989 and recorded date 11/27/1989 in Instrument Number 536218, Book 373, Page 860 of the official records.

 

Property located at: 966 Eva Avenue, Akron, OH 44306.

Property appraised at: Twenty-four Thousand Dollars ($24,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
