By virtue of an Order of Sale No. CV2020 03 1078to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 1ST DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio:

And known as being part of Lots Four (4) and Five (5) in Tract One (1) bounded and described as follows:

Commencing at the intersection of South Arlington Street and Krumroy-Myersville Road; thence along the center line of said Krumroy-Myersville Road, South 86 deg. 31' East, 1399 feet; thence South 3 deg. 44' West, 550 feet along the center line of Lee Drive to the beginning point of land to be here conveyed; thence North 86 deg. 31' West, 396 feet to an iron pin; thence South 3 deg. 44' West, 55 feet to a point; thence South 86 deg. 31' West, 396 feet to an iron pin; thence North 3 deg. 44' East 55 feet to the place of beginning and containing 0.32 acres in Lot Five (5) and 0.18 acres in Lot Four (4) as surveyed by J. A. Gehres in April, 1926. Above property to be known as the North 55 feet of Lot #69 in proposed subdivision made by Fred Sypher, et al. Be the same more or less, but subject to all legal highways.

Property appraised at: Eighty-four Thousand Dollars ($84,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 15th day of July, 2022. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
