By virtue of an Order of Sale No. CV2015 07 3815to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being Lot #43 in W. V. Sterki's Re-Allotment of Lots 30, 31, 32 and 33 of W. V. Sterki's Addition to the Shadyside Allotment, as recorded in Plat Book 14, Page 35 of the record of plats of Summit County, Ohio.

Excepting therefrom the following parcel:

Situated in the City of Akron, County of Summit and State of Ohio and known as being a part of Lot #43 in the Sterki Re-Allotment, Plat Book 14, Page 35 of the Summit County Record of Plats and being a corner rounding needed for sidewalk purposes more fully described as follows:

The true place of beginning being the Southwesterly corner of said Lot #43; thence Northwesterly along the Easterly line of Mila Court (25' R/W), North 0 degree, 13 minutes 47 seconds, 4.94 feet to a point of curve; thence Southeasterly through Lot #43 and along the arc of a circle curving to the left (central angle - 89 degrees 19 minutes 40 seconds, radius - 5.00 minutes, chord - 7.03 seconds, chord bearing - South 44 degrees 53 minutes 37 seconds East), 7.80 feet to the Northerly line of Louisiana Avenue (45 minutes R/W); thence Northwesterly along the Northerly line of Louisiana Avenue, North 89 degrees 33 minutes 27 seconds West, 4.99 feet to the true place of beginning for the land surveyed by the City of Akron Bureau of Engineering in March, 1988.

Property appraised at: Forty-eight Thousand Dollars ($48,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 5th day of August, 2022. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
