By virtue of an Order of Sale No. CV2022 02 0522to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 19TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio:

And known as being a part of Lot Number Twenty-one (21), Tract Eight (8) of said township and bounded and described as follows:

Beginning at the Northeast corner of said Lot #21 and on the centerline of Albrecht Avenue (CH 44); thence North 87 deg. West, along centerline a distance of 1047.20 feet to a point; thence South 3 deg. 25 min. West, a distance of 530.00 feet to an iron stake and the true place of beginning; thence continuing South 3 deg. 25 min. West, a distance of 343.38 feet to a point in the centerline of Carper Street; thence North 87 deg. West, a distance of 122.8 feet to a point; thence North 3 deg. 25 min. East, a distance of 343.38 feet to an iron stake; thence South 87 deg. East, a distance of 122.8 feet to an iron stake and the true place of beginning and containing within the said boundaries an area of 0.1961 of an acre subject to restrictions, reservations, easements and limitations of record, and legal highways.

Property appraised at: One Hundred Eleven Thousand Dollars ($111,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 2nd day of September, 2022. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
