By virtue of an Order of Sale No. CV2019 06 2073 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being a part of Original Lot Number Four (4), Tract Number Fifteen (15) and also known as Lot Number Thirty-nine (39) of Richard Park Estates (unrecorded) further bounded and described as follows:

Beginning at the point of intersection of the centerline of Newton Street and the Mogadore-Munroe Falls Road; thence North, a distance of 980.10 feet to a point in the centerline of Perry Road; thence North 89 deg. 30' W., along the centerline of Perry Road and parallel to Newton Street, a distance of 676.95 feet to a point and the true place of beginning for the land herein described; thence South 0 deg. 30' W., along a line at right angle to the centerline of Newton Street, a distance of 544.50 feet to a point; thence North 89 deg. 30' W., a distance of 100 feet to a point; thence North 0 deg. 30' E. along a line at right angle to the centerline of said Newton Street, a distance of 544.50 feet to a point in the centerline of Perry Road; thence South 89 deg. 30' E. along the centerline of Perry Road, a distance of 100 feet to the true place of beginning and containing 1.25 acres.

Property appraised at: One Hundred Fifty-nine Thousand Dollars ($159,000.00).

The appraisal was completed based on an exterior view of the property only.

"PROPERTY TO BE SOLD SUBJECT TO THE MORTGAGE OF PLAINTIFF, FIFTH THIRD BANK, FOR NO LESS THAN TWO-THIRDS OF THE DIFFERENCE BETWEEN THE APPRAISED VALUE AND THE AMOUNT DUE TO FIFTH THIRD BANK. APPRAISAL IS $159,000.00 - $116,216.72 (AMT DUE FIFTH THIRD BANK) = $42,783.28 DIFFERENCE. $42,783.28 X 2/3 = $28,522.19. OPEN BID IS $28,522.19."

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at
