By virtue of an Order of Sale No. CV2016 06 2556 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 24TH DAY

OF MARCH, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being part of Lots 34 and 35 in the Boulevard Heights Allotment, as recorded in Plat Book 24, Pages 28-31, Summit County Records, and being bounded and described as follows:

Beginning at the Northwest corner of Lot 34 and running thence Easterly along the North line of said lot, a distance of 55.8 feet to a point, being the place of beginning for the parcel hereby described; thence continuing Easterly along the said North line a distance of 57.0 feet to the Northeast corner of said Lot 34; thence Southerly along the East line of Lots 34 and 35, a distance of 92.0 feet to the Southeast corner of said Lot No. 35; thence Westerly along the South line of said Lot 35, a distance of 57.8 feet to a point; thence Northerly, a distance of 92.03 feet to the place of beginning.

Prior Deed Reference: Prior Instrument Reference: Instrument recorded on August 26, 2014 in/as Instrument Number 56069880 of the Summit County, Ohio records.

Property located at: 1518 Woodbirch Avenue, Akron, OH 44314.

Property appraised at: Sixty-three Thousand Dollars ($63,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 7th day of April, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
