Situated in the City of Green, County of Summit and State of Ohio:
And known as being a part of the Southeast quarter of Section 29 of said township and described as follows:
Beginning at the Southeast corner of said Section 29 and running thence North 2 deg. 50' 37" West, a distance of 1047.30 feet to the point of intersection of said line with the center of Killinger Road; thence South 86 deg. 58' 30" West, a distance of 750 feet on said center line the place of beginning for the land described herein and running thence South 86 deg. 58' 30" West, a distance of 200.00 feet on said center line; thence North 2 deg. 50' 37" West, a distance of 968.03 feet; thence North 87 deg. 01' 23" East, a distance of 200.00 feet; thence South 2 deg. 50' 37" East, a distance of 967.75 feet to the place of beginning, containing 4.4439 acres. Excepting therefrom the following described premises:

Beginning at the Southeast corner of said Section 29; thence North 2 deg. 50' 37" West and along the East line of said section and centerline of Arlington Road, a distance of 1047.30 feet to a point of intersection of said lines with the centerline of Killinger Road; thence South 86 deg. 58' 38" West and along said centerline, a distance of 750.00 feet to a point and the true place of beginning for the tract of land herein described; thence continuing South 86 deg. 58' 30" West and long said centerline, a distance of 75.00 feet to a point; thence North 2 deg. 50' 37" West, a distance of 150.00 feet to an iron pin set and passing over an iron pin set at 30.00 feet; thence South 86 deg. 58' 30" West, a distance of 35.00 feet to an iron pin set; thence North 2 deg. 04' 23" West, a distance of 818.00 feet to an iron pin set; thence North 87 deg. 01' 23" East, a distance of 99.09 feet to an iron pin found; thence South 2 deg. 50' 37" East, a distance of 967.75 feet to a point and the true place of beginning and containing 2.222 acres of land more or less.

Property appraised at: One Hundred Eight Thousand Dollars ($108,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 7th day of April, 2017. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
