By virtue of an Order of Sale No. CV2016 08 3432 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 24TH DAY

OF MARCH, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And known as being a part of Lot Number Seventy-five (75) of said Norton Township (now City of Barberton) and described as follows:

Beginning in the West side of the road about 58 rods 3 1/2 feet North from the Southeast corner of said Lot No. 75; said place of beginning may also be located as follows:

Beginning at a point on the center line of Thirty-first Street, now Cleveland Massillon Road C.H. 17, which is North, a distance of 171.51 feet from the intersection of the center line of Wooster Road as extended East; thence West 30 feet to a point on the West line of Thirty-first Street to the place of beginning; thence West 120 feet; thence North 57.50 feet; thence East 120.00 feet; thence South 57.50 feet to the place of beginning, containing 6900 square feet of land.

Weaver, a distance of 3.60 feet to a point; thence North 0 deg. 36' 56" West, a distance of 40.70 feet to a point; thence South 89 deg. 23' 04" West, a distance of 4.00 feet to a point; thence North 0 deg. 36' 56" West, a distance of 7.00 feet to a point; thence North 89 deg. 23' 04" East, a distance of 4.00 feet to a point; thence North 0 deg. 36' 56" West, a distance of 9.80 feet to a point; thence North 89 deg. 14' 04" East along the common property line between Mabel E. Jolley and Constantine D. and Soteria C. Jamoulis, a distance of 3.60 feet to point in the Westerly right of way line of 31st Street; thence South 0 deg. 36' 56" East along the Westerly right of way line of 31st Street, a distance of 57.50 feet to the true place of beginning and containing 235 square feet (0.0054 acres).

Property located at: 20 31st Street, NW, Barberton, OH 44203.

Property appraised at: Forty-two Thousand Dollars ($42,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 7th day of April, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
