By virtue of an Order of Sale No. CV2014 10 4889 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 31ST DAY

OF MARCH, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Village of Lakemore, County of Summit and State of Ohio:

And known as being a part of Tract No. 7, formerly in Springfield Township and more fully described as follows, to-wit:

Beginning at a point in the center line of the Akron-Canton Road (80 feet in width) as surveyed and monumented in 1931, said beginning point being South 36 deg. 51' East, 1031.69 feet as measured along said road center from its intersection with the South line of Martin Heights Subdivision No. 1 as recorded in Plat Book 28, Pages 64 and 65 and thence continuing along said road center, South 36 deg. 51' East, 84.00 feet (an iron pipe is South 67 deg. 20' West, 41.26 feet from this point); thence South 67 deg. 20' West, 1064.10 feet to an iron pipe; thence North 22 deg. 32' West, 83.94 feet to an iron pipe; thence at right angles, North 67 deg. 28' East, 1043.33 feet to the place of beginning (an iron pipe is South 67 deg. 28' West, 41.28 feet from this point) and containing 2.00 acres of land as surveyed in May, 1942 and May, 1946 by Gehres and Kingsley, Surveyors.

Property appraised at: Seventy Thousand Dollars ($70,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 14th day of April, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
