By virtue of an Order of Sale No. CV2014 09 4468 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 31ST DAY

OF MARCH, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Barberton, County of Summit and State of Ohio:

And known as being a part of out Lot 77 of Original Norton Township and described as follows:

Beginning at a point on the South line of Wooster Road West which is N. 62 degrees 52' E., a distance of 376.50 feet from the intersection of said line with the West line of said Lot 77; thence N. 62 degrees 52' E., a distance of 55.00 feet; thence S. 27 degrees 08' E., a distance of 58.04 feet; thence S. 7 degrees 03' E., a distance of 46.50 feet to the true place of beginning; thence continuing S. 7 degrees 03' E., a distance of 86.50 feet; thence S. 73 degrees 08' W., a distance of 55 feet; thence N. 7 degrees 03' W., a distance of 79.54 feet; thence N. 66 degrees 44' E., a distance of 56.42 feet to the place of beginning.

Property located at: 1064 1/2 W. Wooster Road, Barberton, OH 44203.

Property appraised at: Forty-five Thousand Dollars ($45,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 14th day of April, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
