By virtue of an Order of Sale No. CV2014 03 1319 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 7TH DAY

OF APRIL, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Macedonia, County of Summit and State of Ohio, and known as being part of Original Lot Twenty-two (22), formerly Northfield Township, further bounded and described as follows, to-wit:

Beginning at a PK nail set in the South line of said Original Lot Twenty-two (22) and the center line of Ledge Road, (60 feet wide), which point is North 89 deg. 32' 14" West, a distance of 861.25 feet from the Southeast corner of said Original Lot Twenty-two (22), said point also being the Southwesterly corner of land conveyed to H. Dean Peniz, by deed recorded in Volume 6238, Page 317 of Summit County Deed Records; thence continuing North 89 deg. 32' 14" West and along said South line of Original Lot Twenty-two (22) and the center line of said Ledge Road, a distance of 100.00 feet to a point therein; thence North 00 deg. 58' 44" West, a distance of 30.00 feet to a 5/8 inch iron pin set on the Northerly line of said Ledge Road; thence continuing North 00 deg. 58' 44" West, a distance of 200.00 feet to a 5/8 inch iron pin set at the Northwesterly corner thereof; thence South 89 deg. 32' 14" East, a distance of 100.00 feet to a 5/8 inch iron pin set on the Westerly line of land conveyed to H. Dean Peniz as aforesaid; thence South 00 deg. 58' 44" East and along said Westerly line of land, so conveyed, a distance of 230.00 feet to a PK nail set on center line of Ledge Road and the place of beginning and containing 0.5280 acre of land, according to a survey by Ciuni and Lynn Associates in March 2000, be the same more or less, but subject to all legal highways and easements of record. Bearings are from State of Ohio Summit County Project 1964, 1-271 Section 11.50 Federal Project No. 1-271-6 (21).

Property appraised at: One Hundred Seventy-one Thousand Dollars ($171,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 21st day of April, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
