By virtue of an Order of Sale No. CV2016 03 1246 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 14TH DAY

OF APRIL, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio:

And known as being a part of Lot Number Twenty-two (22), Tract Eight (8), in said Township of Springfield and being bounded and described as follows, to wit:

Beginning at a point, which is the Westerly end of the most Northerly line of the lands owned by said Wm. B Haynes and James W. Brown in said Lot 22, Tract 8, Springfield Township; thence South 86 deg. 36' 25" East, along said Northerly line, a distance of three hundred forty-four and 69/100 (344.69) feet to a point in the center line of Griffith Road and the North line of said Lot #22; thence South 3 deg. 15' West, along said center line of Griffith Road, a distance of six hundred nine and 05/100 (609.05 feet to a point which is the true beginning point of the premises to herein conveyed; thence North 86 deg. 45' West, a distance of three hundred sixty-six and 50/100 (366.50) feet to a point; thence South 3 deg. 15' West, a distance of one hundred (100) feet, to a point; thence South 86 deg. 45' East, a distance of three hundred sixty-six and 50/100 (366.50) feet to a point in the center line of Griffith Road; thence North 3 deg. 15' East, along said center line of Griffith Road, a distance of one hundred (100) feet to said place of beginning.

Property located at: 644 Griffith Road, Akron, OH 44312.

Property appraised at: Forty-two Thousand Dollars ($42,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 28th day of April, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
