By virtue of an Order of Sale No. CV2015 08 4096 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

All that certain parcel of land situated in the County of Summit, State of Ohio, being known and designated as follows:

The following described piece or parcel of land, situated in the Township of Coventry, County of Summit and State of Ohio:

For any and all interest in and to the Tract 13 property that was part of the Certificate of Transfer recorded at Volume 7111, Page 151 of Summit County Records:

Beginning at a point in the center line of the East Reservoir-Springfield Road at the Northeast corner of Cottage Grove Allotment #9; thence S. 89 degrees 05' E. along said center line 897.15 ft. to the intersection of said line with the center line of a proposed 50 ft. street known as Steffee Drive; thence S. 0 degrees 15' W. along said street 1949.00 ft. to the true place of beginning for this parcel; thence S. 89 degrees 05' E. parallel with the center line of East Reservoir-Springfield Road 899.87 ft.; thence S. 0 degrees 15' W. 133.09 ft. to a stone; thence S. 89 degrees 03' 45" W. 900.00 ft. to the center line of the proposed 50 ft. street known as Steffee Drive; thence N. 0 degrees 15' E. along said center line of Steffee Drive 162.43 ft. to the place of beginning and containing as surveyed February, 1937 by S. G. Swigart and Son, 3.0501 acres of land. An iron pipe is set at the intersection of the North line of the above described parcel with the East line of Steffee Drive, S. 89 degrees 06' E. 26.00 ft. from the Northwest corner, also a point N. 89 degrees 03' 45" W. 25.00 ft. from the Southeast corner. Excepting and reserving from the above for street purposes the East 25.00 ft. and the West 26.00 ft. thereof and granting to the Grantee, his heirs and assigns, herein for street purposes the use of the 50 ft. strip known as Steffee Drive to the East Reservoir-Springfield Road.

Property appraised at: Eighty-four Thousand Dollars ($84,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 5th day of May, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
