By virtue of an Order of Sale No. CV2015 12 5832 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 12TH DAY

OF MAY, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio, and known as:

Being a part of the Original Tallmadge Township Lot 6, Tract 9, and more fully described as follows:

Beginning at the intersection of the centerline of Sarcee Avenue and the North line of Eastland Allotment No. 5 as recorded in Plat Book 22, Pages 70-74, inclusive of Summit County Records, and thence West along the Northerly line of Sub-lot No. 1453 & 1454 of said allotment and said line extended 135 feet to the place of beginning; thence continuing West, 135 feet to the center of Caddo Avenue; thence North along the center line of Caddo Avenue, extended 75 feet to a point; thence East, parallel to the North lines of said Sub-lots No. 1453 & 1454 and said lines extended, 135 feet to a point; thence South, 75 feet to the place of beginning, be the same more or less, but subject to all legal highways. Excepting from the above described premises a parallel strip of land 25 feet in width off the West side thereof which is to be used in common with others for street purposes only, which was conveyed to the City of Akron by Quit Claim Deed dated June 15, 1964, filed for record July 11, 1964 at 8:01 am as Torrens Document No. 121104 in Torrens Volume 119, Certificate No. 36399 of Summit County Registered Land Records, be the same more or less, but subject to all legal highways.

Property appraised at: Fifty-four Thousand Dollars ($54,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 26th day of May, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
