By virtue of an Order of Sale No. CV2016 12 5178 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 12TH DAY

OF MAY, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of New Franklin, County of Summit and State of Ohio:

And known as being a part of Southeast quarter of Section No. 14 of said township, bounded and described as follows, to wit:

Beginning at the point of the centerline of Renninger Road where it is intersected by the West line of said Southeast quarter of Section 14; thence S. 85 degrees 30' E., 146 feet on the centerline of said Renninger Road; thence S. 4 degrees 31' West, 751.03 feet; thence N. 85 degrees 30' West, 146 feet to a point on the West line of the quarter section; thence N. 4 degrees 31' East on the West line of the quarter section 751.03 feet to the place of beginning, containing 2.5172 acres of land, according to survey made in August, 1948 by C. B. Bushey, Professional Surveyor and Civil Engineer. Reserving however, from the above described premises a strip of land 30 feet in width along the West side thereof which 30 feet strip of land shall be used as a private driveway for the benefit of the above described premises and other parcels of Vocht Farm shall in no way be construed to be a public way or area. Being Tract 1 of the Vocht Subdivision.

Property appraised at: One Hundred Sixty-two Thousand Dollars ($162,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 26th day of May, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
