By virtue of an Order of Sale No. CV2016 04 2060 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 4TH DAY

OF AUGUST, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Stow, County of Summit and State of Ohio:

Known as and being a part of Registered Land Parcel 124537, part of Original Lot 37 in Stow Township, now the City of Stow, Summit County, Ohio and further described as follows:

Beginning at a 3/4" iron pin in a monument box found marking the intersection of the centerline of Graham Road (60' R/W) and the West line of Original Lot 37; thence South 87 deg. 14' 48" East along the centerline of Graham Road, a distance of 550.38 feet to a P.K. nail set and being the true place of beginning for the tract of land herein described; thence continuing South 87 deg. 14' 48" East along the centerline of Graham Road, a distance of 109.855 feet to a P.K. nail set at the Northeast corner of said registered land tract; thence South 02 deg. 31' 37.5" West along the West line of Northport Subdivision No. 2 as recorded in Plat Book 59, Pages 65-66 of the Summit County Records, passing over a 1 1/2" L.C.M. with nail at 30.00 feet, a distance of 185.18 feet to a capped rebar set; thence North 87 deg. 14' 48" West, a distance of 109.92 feet to a capped rebar set; thence North 02 deg. 32' 47" East, passing over a capped rebar set at 155.18 feet, a distance of 185.18 feet to the true place of beginning and containing 0.467 acre of land. Be the same more or less, but subject to all legal highways.

Deed Reference Number: Dated December 30, 1998, filed February 8, 1999, recorded as Instrument Number 54250043, Summit County, Ohio records.

Property located at: 2376 Graham Road, Stow, OH 44224.

Property appraised at: One Hundred Sixty-two Thousand Dollars ($162,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 18th day of August, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
