By virtue of an Order of Sale No. CV2016 11 4843 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 26TH DAY

OF MAY, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

41-01556 & 41-01557

Situated in the Village of Northfield, County of Summit and State of Ohio and described as follows:

And known as being all of Sublot No. 500 in the Westerly 20 feet of Sublot 501 in R. B. Hartwig's Liberty Park Subdivision of part of Original Northfield Township Lot No. 42, as shown in plat of said R. B. Hartwig's Liberty Park, registered August 22, 1919 in Volume 25 of Plats, Pages 14 and 15, forming a parcel of land 60 by 124 feet, be the same more or less, but subject to all legal highways.

Property located at: 131 Birch Avenue, Northfield, OH 44067.

Property appraised at: Ninety-nine Thousand Dollars ($99,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 9th day of June, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
