at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Munroe Falls, (formerly Tallmadge Township), County of Summit and State of Ohio:
And known as being a part of Lot No. Two (2), Tract No. 2 in said township, bounded and described as follows, to-wit:
Commencing at a point in the West line of the Tallmadge-Stow Corners Road 3.00 feet East from the Southeast corner of said Lot 2; thence N. 1 deg. 04' E. along the West line of Tallmadge-Stow Corners Road, 819.00 feet to an iron pin; thence N. 89 deg. 26' 30" W., 2722.454 feet; thence S. 1 deg. 33' 35" W., 209.005 feet to a point in the center line of a proposed 60.0 foot street known as Northmoreland Ave., and the true place of beginning; thence N. 88 deg. 17' W., a distance of 20.37 feet along said center line to a point; thence S. 5 deg. 27' 56 W., a distance of 462.62 feet to a point; thence S. 83 deg. 50' 35" E., a distance of 48.356 feet to a point; thence N. 9 deg. 17' 26" E., a distance of 467.47 feet to a point in the center line of Northmoreland Avenue; thence along said center line on a curve bearing to the left having a central angle of 3 deg. 51' 30", a radius of 879.785 feet, an arc of 59.26 feet, and a chord of 59.24 feet with a bearing of N. 86 deg. 21' 15" W. to the place of beginning and containing 0.68 acres of land. Reserving from the above described premises a strip of land 30.00 feet in width off the North and for the use of the general public for street purposes. The above described parcel is further known as part of Lot No. 27 and part of Lot No. 28 of Wood-Dale Acres, unrecorded.

Property appraised at: One Hundred Twenty-nine Thousand Dollars ($129,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 9th day of June, 2017. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
