By virtue of an Order of Sale No. CV2014 11 5200 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 12TH DAY

OF MAY, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Hudson aka City of Hudson, County of Summit and State of Ohio: and known as being part of Lot 65 of Hudson Township and bounded and described as follows:

Beginning at a point in the southerly line of the original tract as conveyed to John H. Worley and Rowena H. Worley by Elizabeth Gaines and recorded in Volume 2770, Page 146 of the Summit County Records. Said point in the southerly line is 358 feet from the center line of the Hudson Twinsburg Rd; thence north and parallel to the center line of the Hudson Twinsburg Road to a point in the southerly right of way line of the Ohio Turnpike, Project No. 1 as shown by the plat recorded in Volume 44, Page 148 of County Map records; thence westerly along said Ohio Turnpike southerly right of way line to the intersection of the center line of the Valley View Road (State Rad 631); thence southeasterly along the center line of said Macedonia Road to a point of intersection with the southerly line of the tract as described above; thence easterly to the place of beginning containing about 3 acres more or less, and more fully described as:

Beginning at a point in the centerline of the Valley View Road, State Route 631, N 43 deg. 41 HIGH ASCII Char W. 1029.81 feet from a monument at the intersection fo said center line with the center line of N. Main Street in Hudson Village and being the grantor HIGH ASCII Char s southwest corner; thence N. 43 de. 41 HIGH ASCII Char W. 372.61 feet along the center line of said Road to the intersection with the southerly right of way line of the Ohio Turnpike; thence S. 88 deg. 42; E. 613.09 feet along said right of line; thence S. 0 deg. 08 HIGH ASCII Char W. 257.80 feet to a point in the grantor HIGH ASCII Char s south line; thence N. 89 deg. 38 HIGH ASCII Char 12 HIGH ASCII Char W. 354.99 feet along said south line to the beginning and containing 2.756 acres of land, be the same more or less but subject to all legal highways.

Property located at: 6943 Post Lane, Hudson, OH 44236.

Property appraised at: One Hundred Ninety-eight Thousand Dollars ($198,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 26th day of May, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
