at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Cuyahoga Falls, County of Summit and State of Ohio:
And known as being a part of Lot No. 7 West of the river in said township and more fully described as follows:
Beginning at the intersection of the West line of said lot and township with the center line of Bath Road (C.H. #48); thence along the center line of said Bath Road the following three courses and distances, South 82 deg. 11' East, 135.31 feet; South 79 deg. 32' 30" East, 500.75 feet and South 80 deg. 51' East, 224.01 feet to the approximate center of a bridge over Yellow Creek and the true place of beginning of land hereby described; thence South 80 deg. 51' East along the center line of said Bath Road 165.00 feet to an angle point in said center line; thence South 66 deg. 25' East, continuing along the center line of said road 52.00 feet; thence South 2 deg. 51' West, parallel with the West line of said lot and township 298.52 feet to the South line of lands now owned by the Grantor herein; thence South 89 deg. 49' 40" West along said South property line, 309.00 feet; thence North 2 deg. 51' East, 100.00 feet to a point in Yellow Creek; thence along the approximate center of said Yellow Creek, the following three courses and distances North 68 deg. 48' East, 30.00 feet, North 32 deg. 00' East, 193.00 feet and North 17 deg. 00' West, 75.00 feet to the true place of beginning and containing as surveyed in January, 1946 by S. G. Swigart & Son, 1.8987 acres of land.

TERMS OF SALE: $10,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 16th day of June, 2017. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
