By virtue of an Order of Sale No. CV2016 10 4500 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 9TH DAY

OF JUNE, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being part of Lot No. 14 in Tract 6 and being described as follows:

Beginning at an iron pin in the North line of Glenwood Court in Akron, Ohio, which pin is South 43 deg. 24' East, 87 feet from the Southeast corner of land deeded to Charles Rohr by deed recorded in Volume 218, Page 145 of the Summit Records of Deeds; said point also known as being 225 feet North from the West line of Gotham Court; thence South 43 deg. 24' East along the North line of Glenwood Court, 40 feet to an iron pin; thence Northeasterly at a right angle to said Glenwood Court's North line, 115 feet to an iron pin; thence North 43 deg. 24' West parallel to Glenwood Court's North line 40 feet to an iron pin; thence Southwesterly and at a right angle to said last course, 115 feet to an iron pin and being the place of beginning. Excepting and reserving the South 3 1/2 feet of the aforesaid premises which was heretofore dedicated to the City of Akron, Ohio, for street purposes. Said premises are also known as Lot No. 13 in an allotment made for T. G. Lesser and recorded in Plat Book 28, Page 39 and 40, Summit County Records of Plats, be the same more or less.

Property located at: 79 W. Glenwood Avenue, Akron, OH 44304.

Property appraised at: Thirty-nine Thousand Dollars ($39,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 23rd day of June, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
