at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:
And known as being all of Lot Number Seventeen (17) and part of Lot Number Eighteen (18) of the Park Heights Estates Allotment No. 1, as recorded in Plat Book 51, Pages 11 to 14 inclusive of Summit County Records of Plats. The part of Lot Number 18 is more fully described as follows:
Beginning at a point of the Southeasterly corner of Lot Number 17; thence South 37 deg. 09' 40" East along the Northeasterly line of Lot Number 18, 10.02 feet to a point; thence South 74 deg. 11' 04" West, 110.22 feet and parallel to the Southerly line of Lot Number 17 to a point on a circle in the Northeasterly line of Clearbrook Drive; thence Northwesterly 10.03 feet along the Northeasterly line of Clearbrook Drive and said circle whose center angle is 2 deg. 14' 43" to a point at the Southwesterly corner of Lot Number 17; thence North 74 deg. 11' 04" East, 106.32 feet along the original Southerly line of Lot Number 17 to the place of beginning.

Property appraised at: Ninety-nine Thousand Dollars ($99,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 23rd day of June, 2017. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
