By virtue of an Order of Sale No. CV2016 07 2981 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

And known as being part of Lot Number 28 in said Township of Copley and bounded and described as follows:

Beginning at a point in the center of the Public Road nka Cleveland Massillon Road running North and South through the nominal center of Copley Township which point is South 168.50 feet from a stone set in the center of said road at the Southeast corner of the school house lot on the West side of said road, which beginning point is also South along said centerline, a distance of 1346.50 feet from the intersection of the center line of the North and South Road with the North line of Lot 28; thence South along said road center 60 feet to a stone; thence West 169 feet to a stake; thence North parallel with the first line 60 feet; thence East 169 feet to the place of beginning, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Two Thousand Dollars ($102,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 14th day of July, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
