By virtue of an Order of Sale No. CV2011 03 1380 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 30TH DAY

OF JUNE, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Twinsburg, County of Summit and State of Ohio:

Beginning at a point in the centerline of Hadden Road (TR-129 a 60' road) which bears due South a distance of 976.20 feet from a monument at the centerline of Aurora Road (SR 82); thence due South on the centerline of Hadden Road, a distance of (271.84) feet to a point; thence N. 88 deg. 39' W., along the North line of Twinsburg Heights Allotment as recorded in Plat Book 32, Pages 68-70 of the Summit County Records of Plats, a distance of (391.10) feet to an iron pipe; thence due North a distance of (265.27) feet to an iron pipe; thence S. 89 deg. 37' E., a distance of (391.00 feet to the place of beginning and passing over an iron pipe set 30.00 feet from the centerline of Hadden Road, and containing an area as surveyed in September 1979 by Bernard V. Loritsch, Registered Surveyor with Ciffels, Bergstrom & Fricker, Inc.

Property located at: 8788 Hadden Road, Twinsburg, OH 44087.

Property appraised at: Five Hundred Fifty-eight Thousand Dollars ($558,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 14th day of July, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
