By virtue of an Order of Sale No. CV2012 10 5932 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 30TH DAY

OF JUNE, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Green, County of Summit and State of Ohio and known as being part of the Northeast quarter of Section 19 of said city bounded and described as follows:

Beginning at the Northwest corner of said quarter section which is also the Northwest corner of a 31.65 acre tract of land conveyed by Clara E. Wagoner and others to Marta Krasinki by deed dated May 6, 1938 and recorded in Volume 1744, Page 692-693 of Summit County Records; thence South 6 deg. 49' 26" West on the West line of said quarter section and 31.65 acre tract, 1973.72 feet to the center line of Shakaley Road; thence South 82 deg. 56' 32" East along the centerline of Shakaley Road, 175 feet to its intersection with the centerline of Stevens Road; thence North 6 deg. 49' 26" East, 430.32 feet to the place of beginning for the parcel hereby conveyed; thence from the said beginning point, South 83 deg. 10' 34" East, 170 feet to a point; thence South 6 deg. 49' 26" West, 100 feet to a point; thence North 83 deg. 10' 34" West, 170 feet to the centerline of Stevens Road aforesaid; thence North 6 deg. 49' 26" East along the centerline of Stevens Road, 100 feet to the place of beginning and containing .39 acres of land, be the same more or less, but subject to all legal highways and also being Lots 25 and 26 in an unrecorded Falcon Lake, platted and numbered by Francis W. Stafford, Civil Engineer for Marta Krasinski, together with an easement for road purposes over a strip of land 60 feet in width, the centerline of which is as follows:

Beginning at the Northwest corner of the parcel of land hereby conveyed; thence South 6 deg. 49' 26" West along the centerline of Stevens Road, 430.32 feet to its intersection with the centerline of Shakaley Road; thence North 82 deg. 56' 26" West along the centerline of Shakaley Road, 175 feet to Christman Road and reserving to the Grantors their heirs and assigns and the public for road purposes the Westerly 30 feet of land hereby conveyed.

Note:

Legal description in Warranty Deed, Instrument 55039331 contains a scrivener's error. Text reads; "Marta Karasinski", and should read; "Marta Krasinski". Said scrivener's error does not materially affect the integrity or insurability of transfer of title to the Grantee.

Property appraised at: Ninety-three Thousand Dollars ($93,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 14th day of July, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
