By virtue of an Order of Sale No. CV2016 11 5026 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 7TH DAY

OF JULY, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

PARCEL 1:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being a part of Lot No. 18 West of Portage Path, also known as being a part of Block 4 of the George H. Sherbondy Heirs Subdivision as recorded in Plat Book 15, Page 29, of Summit County Records of Plats and bounded and described as follows:

Beginning at the Southeast corner of said Block No. 4; thence North along the East line of said Block 4, a distance of 150 feet to a point and the place of beginning of the land therein described thence North along the East line of said Block 4, a distance of 46.5 to feet to a point; thence West parallel to the North line of said Block 4, a distance of 90 feet to a point; thence Southerly parallel to the East line of said Block 4, a distance of 46.5 feet to a point; thence Easterly a distance of 90 feet to the place of beginning.

Situated in the City of Akron, County of Summit and State of Ohio and known as being a part of Block 4 of the George H. Sherbondy Heirs Subdivision as recorded in Plat Book 15, Page 29, Summit County Records and Plats bounded and described as follows:

Beginning at the Southeast corner of said Block 4; thence North along the East line thereof a distance of 150 feet to a point; thence West parallel to the South line of said block a distance of 90 feet, more or less to a point; thence South and parallel to the East line of said block, a distance of 150 feet to a point in the South line of said block, which is also the North line of Bisson Avenue; thence East along said block and street line, a distance of 90 feet, more or less, to the place of beginning.

Property located at: 831 Bisson Avenue & V/L, Akron, OH 44307.

Property appraised at: Fifty-four Thousand Dollars ($54,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 21st day of July, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
