at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio and now known as Lot Three Hundred and Fifty-three (353), Block 77P in the Sunset View Subdivision, as is recorded in Plat Book Twenty-one (21) at Pages Seventy through Seventy-seven (70-77) of the Summit County Records, be the same more or less, but subject to all legal highways.
Deed Reference Number: Dated January 3, 2013, filed January 4, 2013, recorded as Instrument Number 55919798, Summit County, Ohio records.
Property located at: 468 Sunset View Drive, Akron, OH 44320.
Property appraised at: Eighty-seven Thousand Dollars ($87,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 21st day of July, 2017. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
