By virtue of an Order of Sale No. CV2016 10 4533 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 21ST DAY

OF JULY, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Copley, County of Summit and State of Ohio and known as being a part of Original Lot 46 in said township and more fully described as follows:

Beginning at the centerline intersection of Knox Boulevard (Township Road 305) and Columbus Avenue (Township Road 306); thence North 86 deg. 36' East, along the centerline of said Knox Boulevard, a distance of 630.00 feet to a point of intersection with the centerline of a 50.00 foot wide private street known as Springfield Avenue; thence South 03 deg. 24' East, along the centerline of the said private street known as Springfield Avenue, a distance of 431.67 feet to the true place of beginning of the parcel herein described; thence North 86 deg. 36' East, parallel to the centerline of the said Knox Boulevard, a distance of 313.72 feet to a point; thence South 13 deg. 38' West, a distance of 156.88 feet to a point; thence South 86 deg. 36' West, parallel to the centerline of the said Knox Boulevard, a distance of 267.77 feet to a point in the centerline of said private street known as Springfield Avenue; thence North 03 deg. 24' West, along the centerline of the said private street known as Springfield Avenue, a distance of 150.00 feet to the place of beginning. Containing an area of 1.0012 acres as determined in May, 1974 by Emmet J. McDonald, Registered Surveyor, but subject to all legal highways and any restrictions and easements of record. The Easterly 25.00 feet of Springfield Avenue, as described in the above parcel, is hereby reserved for street purposes. Be the same more or less, but subject to all legal highways.

Property appraised at: Fifty-two Thousand Dollars ($52,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 4th day of August, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
