By virtue of an Order of Sale No. CV2017 03 0860 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 28TH DAY

OF JULY, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

The following described premises, situated in the City of Akron, County of Summit and State of Ohio:

And known as part of Lot No. 19 in the Rosetta Haynes Allotment of part of Lot No. 20 in Tract 9, formerly in Coventry Township as recorded in Plat Book 6, Page 66 of the Summit County Records of Plats, bounded and described as follows:

Beginning at the Northwest corner of Lot No. 19 and in the South line of Bachtel Avenue; thence Easterly along said lot and street line, 43.36 feet to an iron pin set in said lot and street at a point 6.64 feet West of the Northeast corner of said Lot No. 19; thence South 100 feet to an iron pin set in the South line of said Lot No. 19 at a point 6.77 feet West of the Southeast corner of said Lot No. 19; thence West, along the South line of said Lot No. 19, 43.23 feet to the Southwest corner of said Lot No. 19; thence North along the West line of said Lot 19, 100 feet to the place of beginning. Be the same more or less, but subject to all legal highways.

Deed Reference Number: Dated June 1, 1983, filed July 14, 1983, recorded as Official Records Volume 6764, Page 492, Summit County, Ohio records.

Property located at: 90 Bachtel Avenue, Akron, OH 44311.

Property appraised at: Eighteen Thousand Dollars ($18,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 11th day of August, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
