By virtue of an Order of Sale No. CV2016 08 3420 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 28TH DAY

OF JULY, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being bounded and described as follow, to-wit:

Being Lots Numbers 285 and all that part of Lot Number 283 lying East of the West line of Lot Number 285 produced Northerly to a point in the North line of Lot Number 283 in Perkins Park Subdivision as surveyed and numbered by Elmer B. Wright, Engineer, and recorded in Summit County, Ohio records, Plat Book No. 19, Pages 32, 33, 34, 35 and together forming a parcel of land 40 feet front on the Northerly side of Stoner Street 118.54 feet deep on the Westerly line, 118.55 feet deep on the Easterly line and 40 feet in the rear, as appears by said plat. Excepting therefrom:

Being a part of Lot 285 of the Perkins Park Subdivision as recorded in Plat Book 19, Pages 32-35 of the Summit County Records and more fully described as follows:

Commencing at the Southwest corner of said Lot 285 said corner also being the true place of beginning of the land herein described; thence North 0 deg. 17' 27" East, along the West line of said Lot 285, 5.00 feet to a point; thence South 89 deg. 42' 33" East, 40.00 feet to a point on the East line of said Lot 285; thence South 0 deg. 17' 27" West, along the East line of said Lot 285, 5.00 feet to a point on the North line of Stoner Street; thence North 89 deg. 42' 33" West, along the North line of Stoner Street 40.00 feet to the true place of beginning, based on a survey made by Nicholas A. Spagnuolo, Registered Surveyor No. 5304, be the same more or less, but subject to all legal highways.

Property appraised at: Seventy-eight Thousand Dollars ($78,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 11th day of August, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
