By virtue of an Order of Sale No. CV2017 03 1241 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 4TH DAY

OF AUGUST, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Green, County of Summit and State of Ohio:

And known as being part of the Southwest quarter of Section 13, formerly Green Township and more fully described as follows:

Commencing at the intersection of the West line of Section 13, also the centerline of Mayfair Road, and the centerline of Graybill Road (50 foot R/W); thence South 88 degrees 31' 00" East, along the centerline of said Graybill Road, a distance of 1928.00 feet to a point (witness a 3/4 inch iron pipe South 14 degrees 01' 45" West, 0.55 feet therefrom, witness also a 1/2 inch iron pipe North 23 degrees 07' 49" West, 0.20 feet therefrom); thence North 02 degrees 28' 09" East, along the East line of a parcel of land now or formerly owned by J. H. 3rd and D. M. Miller and recorded in Volume 6193, Page 347, a distance of 4.71 feet to a point on the South line of Graybill Road as shown on the dedication plat of said Graybill Road, and recorded in Plat Book 87, Page 23-29 of the Summit County Records, (witness a 5/8 inch rebar found, North 02 degrees 28' 29" East, 32.25 feet therefrom); thence North 77 degrees 44' 06" East, along the South line of Graybill Road, a distance of 51.00 feet to a 5/8 inch rebar set with yellow cap No. 6970 and the place of beginning for the parcel of land herein described; thence North 77 degrees 44' 06" East, continuing along said South line of Graybill Road, a distance of 170.69 feet to 5/8 inch rebar found; thence South 14 degrees 52' 05" East, a distance of 101.69 feet to a 5/8 inch rebar found (Campbell & Associates); thence South 75 degrees 04' 35" East, a distance of 10.95 feet to a 5/8 inch rebar found (Campbell & Associates); thence South 14 degrees 54' 32" East, a distance of 122.96 feet to a 5/8 inch rebar found (Campbell & Associates); thence South 75 degrees 07' 15" West, a distance of 170.14 feet to a 5/8 inch rebar set with yellow cap No. 6970; thence North 17 degrees 40' 52" West, a distance of 232.70 feet to the place of beginning and containing 0.8952 acres of a land as surveyed by Ronald L. Ferris, Registered Surveyor No. 6970 in March of 1997.

Property located at: 2830 Graybill Road, Uniontown, OH 44685.

Property appraised at: Seventy-five Thousand Dollars ($75,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 18th day of August, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
