By virtue of an Order of Sale No. CV2017 02 0831 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 28TH DAY

OF JULY, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

Known as being part of Lots 14 and 15, West of Portage Path and known of Lot Number Forty-five (45) of the Pleasant View Allotment as surveyed and numbered by Charles Fish, Surveyor, for T. W. Kimber and Cassie I. Mottinger, the plat of which is recorded in Plat Book 20, Pages 74, 75 and 76 of Summit County Records of Plats, be the same more or less and subject to the restrictions contained in deed of said premises from T. W. Kimber and Cassie L. Mottinger to Adam Schultz said deed being recorded in Volume 953, Page 191, Summit County Record of Deeds.

Deed Reference Number: Dated January 23, 2004, filed February 10, 2004, recorded as Instrument Number 55009267, Summit County, Ohio records.

Property located at: 598 Glendora Avenue, Akron, OH 44320.

Property appraised at: Fifty-four Thousand Dollars ($54,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 11th day of August, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
