By virtue of an Order of Sale No. CV2015 10 4721 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 11TH DAY

OF AUGUST, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

PARCEL NO. 1:

Situated in the Township of Twinsburg, County of Summit and State of Ohio, and known as part of Lot No. 3, Tract No. 3 of said township and more fully described as follows, to wit:

Beginning in the Northerly line of the Brandywine-Twinsburg Road (60 feet wide) at a point distant to 800 feet Westerly from the intersection of the Northwest corner of the Darrow Road and the Brandywine-Twinsburg Road; thence North 4 degrees 34' East, 695.58 feet to a point in the South line lands conveyed to E. M. Garber by deed recorded in Volume 2053, Page 656, of Summit County Records; thence North 84 degrees 24' West along the South line of land conveyed to E. M. Garber as aforesaid 100 feet to a point; thence South 5 degrees 58' West, 694.94 feet to a point in the North line of the Twinsburg Road; thence South 84 degrees East along the North line of the Brandywine-Twinsburg Road 100 feet to the point of beginning.

Situated in the Township of Twinsburg, County of Summit and State of Ohio, and known as being parts of Lot No. 3, Tract 3 and the Westerly part of Lot No. 4, Tract No. 3 of said township and more fully described as follows, to wit:

Beginning in the Northerly line of the Twinsburg Road as a point 900 feet Westerly from the Northwesterly intersection of the Darrow Road and the Twinsburg Road; thence Westerly along the Northerly line of the Twinsburg Road 100 feet to a point; thence 694.30 feet in a general Northerly direction to a point on the Southern line of land conveyed to E. M. Garber in a deed recorded in Volume 2053, Page 656 of Summit County Records which is 982.96 feet Westerly from the Westerly line of the Darrow Road; thence Easterly along the Southerly line of land conveyed to said E. M. Garber in a deed recorded in Volume 2053, Page 656 of Summit County Records, 100 feet to a point; thence in a general Southerly direction 694.94 feet to a point on the Northerly line of the Twinsburg Road which is also the point of beginning.

Property located at: 2003 Twinsburg Road, Twinsburg, OH 44087.

Property appraised at: One Hundred Ninety-eight Thousand Dollars ($198,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 25th day of August, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
