By virtue of an Order of Sale No. CV2017 03 0914 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 18TH DAY

OF AUGUST, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Sagamore Hills, County of Summit and State of Ohio:

And known as being Unit No. 804, Building 12B in the Arboretum at Greenwood Condominiums Phase II being part of Original Northfield Township Lot No. 76, as established by the declaration of condominium ownership and by-laws attached thereto recorded in Official Record 364, Page 1 of Summit County Records, and as shown by the drawings recorded in Plat Cabinet E, Slides 810 through 827, et seq. of Summit County Condominium Map Records, together with an undivided percentage interest in and to all common areas and facilities appurtenant to said unit as set forth in the declaration of condominium ownership, as the same may be amended from time to time, which percentage shall automatically change in accordance with the amendments to the declaration as the same are filed of record pursuant to the provisions of said amendments and will attach to the common areas and facilities in the percentage set forth in such amendments to the declaration, which percentage shall automatically be deemed to be conveyed effective on the recording or each such amendments to the declaration as though conveyed hereby, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Twenty-six Thousand Dollars ($126,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 1st day of September, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
