By virtue of an Order of Sale No. CV2017 04 1476 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 18TH DAY

OF AUGUST, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being part of Lots No. 504 and 505 in the Dye and Allen First Addition to the Lover's Lane Allotment, as recorded in Plat Book 18, Page 28, Summit County Records and further described as follows:

The beginning point of the parcel herein conveyed measure two hundred seventeen and eighty-three hundredths (217.83) feet in the East line of Hammel Street from the point of intersection of the South line of Lover's Lane with the East line of Hammel Street; thence Easterly on a line parallel with the Southerly line of Lover's Lane, a distance of one hundred ten (110) feet to a point; thence South on a line parallel with the Easterly line of Hammel Street, thirty-seven and twenty-eight hundredths (37.28) feet to a point in said line; thence Westerly on a line parallel with the South line of Lover's Lane, a distance of one hundred ten (110) feet to a point in the East margin of Hammel Street; thence Northerly with the East margin of Hammel Street thirty-seven and twenty-eight hundredths (37.28) feet to the place of beginning. Said lot has a frontage of 37.28 feet on Hammel Street and runs back an equal width of one hundred ten (110) feet.

Property appraised at: Thirty-three Thousand Dollars ($33,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 1st day of September, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
