By virtue of an Order of Sale No. CV2012 12 6927 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 18TH DAY

OF AUGUST, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being Unit No. 91 of Shady Hollow Condominium Phase No. III-K, together with the undivided percentage interest in the common areas and facilities pertaining thereto, as established by the declaration and by-laws of said condominium as recorded in Volume OR 235, Pages 256 and 352 and amendments thereto and as shown by the drawings recorded in Plat Cabinet L, Slides 22-29 of Summit County Records.

Property located at: 2089 Meadow Gate, #91, Akron, OH 44313.

Property appraised at: One Hundred Sixty-five Thousand Dollars ($165,000.00).

"Property to be sold subject to the mortgage of Def. Wells Fargo Bank NA for no less than two thirds of the difference between the appraised value and the amount due to Wells Fargo Bank. Appraisal is $165,000.00 - $161,834.95 (due to Wells Fargo) = $3,165.05. $3,165.05 x 2/3 = $2,110.04. Opening Bid is $2,110.04."

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 1st day of September, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
