at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the State of Ohio, County of Summit and the City of Stow:
And known as being all of Lot No. 145 in the Paradise Park Allotment as recorded in Plat Book 22, Page 16 & 17 of the Summit County Records. Be the same more or less, but subject to all legal highways. Save and Except easements and restrictions of record, zoning ordinances, real estate taxes and assessments, if any, prorated to the date of this deed.
Deed Reference Number: Dated April 20, 2013, filed May 21, 2013, recorded as Instrument Number 55957229, Summit County, Ohio records.
Property located at: 3363 Sycamore Drive, Stow, OH 44224.
Property appraised at: Ninety Thousand Dollars ($90,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 1st day of September, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
