By virtue of an Order of Sale No. CV2015 07 3617 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 29TH DAY

OF SEPTEMBER, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

PARCEL NO. 1:

Situated in the City of Green, County of Summit and State of Ohio:

And bounded and described as follows:

Known as being a part of Northwest quarter of Section 12, beginning at a point in the East line of said quarter section at a point which is 399.60 feet South of the center of the road leading from Uniontown to East Liberty and at the Southeast corner of a tract of land which was conveyed by John D. Myers to the Valley Railway Company, March 29, 1886, by deed recorded in Book 161, Page 154, Summit County Records; thence along lines of said tract of land, the following courses and distances to wit:

North 85 deg. 30' West, 8.50 feet; thence North 6 deg. 23' West 88.50 feet and North 33 deg. 55' West 181.50 feet to a sandstone set in the center line of a township road; thence South 46 deg. 30' West 132.50 feet and South 4 deg. 30' West, 196.50 feet in said road center to a hardhead stone planted at the Northwest corner of a tract of land conveyed by Elizabeth Harry to Parry Harry, May 22, 1899, by deed recorded in Book 247, Page 212, Summit County Records; thence South 83 deg. 30' East 228 feet along North line of said Parry Harry Tract and its continuation to the East line of said quarter section; thence North 4 deg. 30' East 74.25 feet along said quarter section line to the place of beginning surveyed by R. S. Paul, Surveyor, February 1903. Courses magnetical of that date, be the same more or less, but subject to all legal highways.

Situated in the City of Green, County of Summit and State of Ohio:

And known as being a part of the Northwest quarter of Section No. 12:

Beginning at a point in the East line of said quarter section to a point which is 473.85 feet South of the centerline of the road leading from Uniontown to East Liberty and is in the continuation of the North line of a tract of land conveyed by Elizabeth Harry to Parry Harry, May 22, 1899, by deed recorded in Book 247, Page 212, Summit County Records; thence North 83 deg. 30' West, 50 feet to the Northeast corner of the Parry Harry lot; thence South 4 deg. 30' West, 105.75 feet to the Southeast corner of the Parry Harry lot; thence in a continuation of the South line of the Parry Harry lot South 83 deg. 30' East about 50 feet to the East line of said quarter section; thence North 4 deg. 30' East 105.75 feet along said quarter section line to the place of beginning surveyed by R. S. Paul, Surveyor, February 1903. Courses magnetical of that date, be the same more or less, but subject to all legal highways.

Property located at: 2731 Spade Road, Uniontown, OH 44685.

Property appraised at: Ninety Thousand Dollars ($90,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 13th day of October, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
