By virtue of an Order of Sale No. CV2017 04 1692 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 29TH DAY

OF DECEMBER, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of New Franklin, County of Summit and the State of Ohio:

PARCEL NO. 1:

And known as being Lot No. 85 in the First Addition of the Turkeyfoot Channel Allotment, as recorded in Plat Book 29, Page 66-67, of the Summit County Records of Plats.

PARCEL NO. 2:

Situated in the City of New Franklin, County of Summit and State of Ohio:

And being Lot No. 87 of the Turkeyfoot Channel Allotment, as recorded in Summit County Records of Plats, Book 29, Pages 66 and 67, together with any legal title that I may have to the land lying on the channel front of the above described lot, between the side lines thereof extended to high water mark, with a right to use and enjoy to the same in common with the Grantor and in common with all other lot owners in said allotment whose lot does not extend to the high water mark of said channel, and in common with the owners, from time to time, of the land adjacent to said allotment and now owned by first party, be the same more or less, but subject to all legal highways.

Prior Deed Info.: Quit Claim Deed, Instrument No. 096635, Book 2017, Page 770, recorded September 26, 1995.

Property located at: 4224 State Park Drive, Akron, OH 44319.

Property appraised at: Seventy-two Thousand Dollars ($72,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 12th day of January, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
