By virtue of an Order of Sale No. CV2017 08 3589 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 12TH DAY

OF JANUARY, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Twinsburg, County of Summit and State of Ohio:

And known as being Unit No. 40, Building "O", in Tinker's Lane Condominium as established by the declaration of condominium recorded March 7, 1988 in Volume 7593, Page 565 of Summit County Records and the general plan of condominium building, Exhibit "B" to said declaration, recorded in Plat Cabinet "D", Slides 43 through 48 as amended by the 1st Amendment to Tinker's Lane Condominium, recorded in Plat Cabinet "D", Slides 288 through 299, as amended by the 2nd Amendment to Tinker's Lane Condominium, recorded in Plat Cabinet "D", Slides 444-459 of Summit County Records, together with an undivided 1.97% interest in the common areas and facilities of said condominium, be the same more or less, but subject to all legal highways.

Deed Reference Number: Dated April 12, 2005, filed April 18, 2005, recorded as Instrument Number 55174853, Summit County Ohio records.

Property located at: 2780 Tinkers Lane, Twinsburg, OH 44087.

Property appraised at: One Hundred Fourteen Thousand Dollars ($114,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 26th day of January, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
