By virtue of an Order of Sale No. CV2016 11 4797 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 9TH DAY

OF MARCH, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Cuyahoga Falls, County of Summit, State of Ohio, and known as:

Being part of Lot No. 1, Tract 2, formerly Tallmadge Township, and being part of land deeded March 29th, 1889 by Hannah Wolfe, et al., to Hiram and Minnie Wolfe and recorded in Book 239, Page 547, Summit County Records, and also known as being Lot 199 in proposed Northmoreland Allotment No. 2 and further bounded and described as follows:

Starting at a point in the South line of Lot No. 1, Tract 2, which was formerly Tallmadge Township, which point is also the Southeast corner of a four acre tract of land deeded by Hiram and Minnie Wolfe to Burton Quise and recorded in Book 445, Page 284, Summit County Records; thence S. 85 deg. 44' 45" E., along said South line of Lot No. 1, Tract 2, which is also the center of a proposed Oneida Street (50 feet wide), a distance of 2168.44 feet to the center of a proposed Vancouver Street (50 feet wide), the true place of beginning; thence N. 04 deg. 38' 55" E., along the centerline of a proposed Vancouver Street, a distance of 115.50 feet to a point; thence N. 64 deg. 33' 05" W., a distance of 118.32 feet to a point; thence S. 04 deg. 15' 15" W., a distance of 157.51 feet to a point in the centerline of proposed Oneida Street, a distance of 109.71 feet to the true place of beginning and containing 0.345 acres of land.

Prior Deed Reference: Instrument #55099977 on September 15, 2004.

Property located at: 1822 Vancouver Street, Cuyahoga Falls, OH 44221.

Property appraised at: One Hundred Fourteen Thousand Dollars ($114,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 23rd day of March, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
