Being part of the Southeast quarter of Section 29 more fully bounded and described as follows:

Commencing at the intersection of the centerline of Killinger Road (60 feet wide) with the Westerly line of said Southeast quarter of Section 29; (a R.R. spike found 0.08' South and 0.14' West therefrom); thence along the centerline of said Killinger Road, South 42 deg. 19' 37" East, a distance of 190.37 feet to the true place of beginning for the parcel herein described; thence North 47 deg. 40' 23" East, a distance of 200.00 feet, to a 5/8" rebar set (passing over a 5/8" rebar set in the Northeasterly right of way line of said road at 30.00 feet); thence North 25 deg. 23' 18" East, a distance of 105.18 feet to a 5/8" rebar set in the East line of a parcel now or formerly owned by John L. and Margaret L. Scalzo as recorded in Deed Volume 6301, Page 668 of the Summit County Records; thence South 04 deg. 57' 38" West, a distance of 192.96 feet to a point; thence South 47 deg. 40' 23" West, a distance of 143.75 feet to the centerline of Killinger Road; thence along the centerline of said Killinger Road, North 42 deg. 19' 37" West, a distance of 39.09 feet to the true place of beginning, containing 0.1860 acre of land more or less as surveyed by Gaskill & Associates, Inc., March 1995 but subject to all legal highways, covenants and restrictions of record, if any.

Prior Deed Reference: Reception No. 54939591 on September 9, 2003.

Property located at: 845 Killinger Road, Clinton, OH 44216.

Property appraised at: One Hundred Sixty-two Thousand Dollars ($162,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 30th day of March, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
