By virtue of an Order of Sale No. CV2017 10 4247 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 30TH DAY

OF MARCH, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

The following described piece or parcel of land, situated in the Township of Springfield, County of Summit and State of Ohio:

PARCEL #1:

Being a part of Lot 29, Tract 8, further bounded and described as follows:

Beginning at a point in the center line of Killian Road (formerly East Reservoir-Springfield Road), which point is N. 86 deg. 45' West, a distance of 1846.42 feet from the intersection of the center line of said Killian Road with the West line of Lot 18, produced Southerly, in the Eastmoreland Allotment, as recorded in Plat Book 28, Page 2 of Summit County Records; thence N. 86 deg. 45' W., along the center line of said Killian Road, a distance of 90.00 feet to a point and the Southwest corner of an 8.5013 acre parcel of land conveyed to Anna J. White by deed recorded in Vol. 2109, Page 509 of Summit County Records; thence N. 3 deg. 45' W. along the W. line of said 8.5013 acre parcel of land, a distance of 239.00 feet to an iron pipe; thence S. 86 deg. 45' E. parallel to the center line of said Killian Road, a distance of 90.00 feet to an iron pipe; thence S. 3 deg. 45' W. parallel to the E. line of said 8.5013 acre of land, a distance of 239.00 to the place of beginning and contains 0.50 acres of land, as surveyed by W. S. Mathews in August, 1951.

Situated in the Township of Springfield, County of Summit and State of Ohio, and known as being a part of Lot 29, Tract 8, further bounded and described as follows, to-wit:

Beginning at a point in the center line of the Killian Road (formerly the East Reservoir-Springfield Road) which point is North 86 deg. 45' West, a distance of 1756.42 feet from the intersection of the center line of said Killian Road with the W. line of 18, produced Southerly in the Eastmoreland Allotment, as recorded in Plat Book 28, Page 2 of Summit County Records; thence N. 86 deg. 45' W. along the center line of said Killian Road, a distance of 90.00 feet to a point; thence N. 3 deg. 45' E. parallel to the East line of a 8.5013 acre parcel of land conveyed to Anna J. White by deed recorded in Vol. 2109, Page 509 of Summit County Records, a distance of 239.00 feet to an iron pipe; thence S. 86 deg. 45' East parallel to center line of said Killian Road, a distance of 90.00 feet to an iron pipe; thence S. 3 deg. 45' West, parallel to the East line of said 8.5013 acre parcel of land, a distance of 239.00 feet to the place of beginning and contains 0.50 acre of land.

Deed Reference Number: Dated May 16, 1980, filed May 23, 1980, recorded as Official Records Volume 6375, Page 107, Summit County, Ohio records.

Property located at: 3005 Killian Road & V/L, Uniontown, OH 44685.

Property appraised at: One Hundred Two Thousand Dollars ($102,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 13th day of April, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
