at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:
Known as being Lot No. 100 in the Villages at Coventry Crossing, Phase IIIA, as recorded in Reception No. 54036166, Summit County, Ohio records. Subject to the following:
Restrictions, easements, and all other matters set forth on the plat of the Villages at Coventry Crossing Phase III-A as the same is recorded in Official Record #54036166 of the Summit County Records.
Note:
Love No. 100 is subject to a 25 foot building line front and parallel to Canterbury Circle. An easement to Ohio Edison Company, dated September 7, 1936 and recorded in Volume 1680, Page 222, Summit County, Ohio records. Declaration of covenants and restrictions for the Villages at Coventry Crossing Community Association, Inc., contained in instrument dated August 25, 1994 and recorded in O.R. Volume 1748, Page 867, Summit County, Ohio records.
Prior Deed Reference: Instrument No. 54879009, recorded May 28, 2003.

Property appraised at: One Hundred Eighty-nine Thousand Dollars ($189,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 20th day of April, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
