By virtue of an Order of Sale No. CV2017 10 4486 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 4TH DAY

OF MAY, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Sagamore Hills, County of Summit and State of Ohio, and further known as being part of Original Northfield Township Lot No. 56, bounded and described as follows:

Beginning in the centerline of Northfield Brandywine Road, 60 feet wide, being County Highway #40, at a point in said centerline, distance North 1 deg. 34' East, 156.48 feet from the Southeasterly corner of lands owned by the Grantor herein. This point being in the centerline of Brandywine Road aforesaid and is South 87 deg. 23' East, 30.01 feet from an iron pin in the side line of said Brandywine Road; thence North 87 deg. 42' West along the centerline of Hiram College Drive, which is proposed 60 foot street in Brandywine Homesteads Subdivision No. 1, as recorded in Plat Book 49, Page 35 of Summit County Records of Plats 1 and 3 unrecorded, 440.58 feet to the Northeasterly corner of Parcel #11 in said subdivision No. 3, and the principal place of beginning in this description of said Parcel No. 11; thence continuing North 87 deg. 42' West along the centerline of Hiram College Drive aforesaid, 110.00 feet to the Northwesterly corner of said Parcel No. 11; thence South 2 deg. 18' West being at right angles to said Hiram Drive, 418.83 feet to an iron pin; thence South 87 deg. 23' East, 110 feet to an iron pin; thence North 2 deg. 18' East, 419.44 feet to the principal place of beginning, which is a point in the center line of Hiram College Drive, aforesaid, containing 1.058 acres of land, be the same more or less, but subject to all legal highways. Said above described premises is known as Sublot No. 11, in Brandywine Homestead Subdivision No. 3, as shown by the recorded plat in Volume 53, Pages 26 and 27 of Summit County Records.

Property located at: 124 Hiram College Drive, Sagamore Hills, OH 44067.

Property appraised at: Fifteen Thousand Six Hundred Dollars ($15,600.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 18th day of May, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
